Terms and Conditions
Premises to be held on a month to month tenancy, commencing: with the Lessee paying unto the Lessor the sum of $ plus Tax = $ per month, payable on the first of each month in advance as rent for the premises, with the first payment in the amount of $.
First month rent and security deposit are non refundable.
The tenancy is subject to the terms and conditions contained below.

I, the Lessee, agree to the terms of the Self Storage Rental Agreement:
Lessor: Lifestyle Storage (by its duly authorized representative):
Lessee must vacate storage space by 12:00 noon on the 15th or the last day of the month.
The Lessor is not under any obligation to rebate any portion of the said rent in the event of the Lessee vacating the premises before expiry of this agreement. Minimum one month rental. No refunds will be given on a partial month. The occupant, by placing the names below and his signature, authorizes the following individuals access to the space described in this rental agreement.
The unit will be under the exclusive control of the Lessee who will safeguard the property in the unit as he/she sees fit. Any property in and about the unit is at the risk of the Lessee and the Lessor shall not be responsible for any damage to or loss of such property and the Lessee agrees to save the Lessor harmless from any claims of any person for any damage to such property. THE LESSEE SHALL BE RESPONSIBLE FOR PLACING THEIR OWN INSURANCE COVERAGE.
1. Definition
1.1 In this Agreement each of the following terms shall have the meaning set out below:
- βAdministrative Feeβ means the sum of service costs.
- βDue Dateβ means the first day (or the last day, whichever first occurs) of every calendar month during which this Agreement is in effect.
- βMonthly Chargeβ means the charge due from Renter to Lifestyle Storage in respect of each monthly term.
2. Renterβs Privileges and Lifestyle Access
2.1 While this Agreement is in force and provided that Renter is not in breach of any terms of this Agreement, Renter:
- may use the Unit for the storage of goods of which he is in lawful possession, and
- shall have access to the Unit during Lifestyle Storageβs normal business hours, which hours will be posted in Lifestyle Storage office on the premises.
2.2 Lifestyle Storage and its employees or agents may enter the Unit for necessary maintenance, to confirm Renterβs compliance with the terms of this Agreement, or in the event of an emergency. Where feasible, advance notice will be given. If entry requires cutting off Renterβs lock and is not due to breach, Lifestyle will provide a replacement lock free of charge.
3. Payment
3.1 Renter shall pay the Monthly Charge due for each monthly term on or before its due date.
3.2 If Lifestyle Storage does not receive payment on or before the due date, Renter shall immediately pay the full Monthly Charge without deduction.
3.3 Payment is deemed received only when actually received by Lifestyle Storage on or before the due date.
4. Renterβs Additional Obligations
- 4.1 Renter shall not store hazardous, dangerous, illegal, stolen, flammable, explosive, perishable, or environmentally harmful goods.
- 4.2 Renter represents lawful possession of all goods and agrees to notify Lifestyle Storage in writing of any third-party interests or authorized access.
- 4.3 Renter shall place one padlock on the Unit door.
- 4.4 Renter shall not carry on business or use the Unit unlawfully, and shall not disturb other tenants.
- 4.5 Renter shall keep the Premises clean and undamaged.
- 4.6 Upon termination, Renter shall remove all goods and repair any damage at their expense.
- 4.7 Renter shall notify Lifestyle Storage in writing of address changes within 48 hours.
- 4.8 Renter indemnifies Lifestyle Storage against any claims, losses, or expenses arising from Renterβs use of the Unit.
5. Lifestyle Storage Not Liable
5.1 Storage is at Renterβs own risk; Lifestyle Storage is not a bailee or warehouseman.
5.2 Lifestyle Storage is not liable for loss, theft, damage, or destruction, even if due to negligence.
6. Sale of Renterβs Goods on Default
- 6.1 Default occurs if payment is not received within the due date.
- 6.2 Lifestyle may demand payment by certified funds.
- 6.3 Lifestyle may place a second lock; no access until default cured.
- 6.4 Lifestyle may sell or dispose of goods under lien procedures.
- 6.5 Notice of Default will specify amounts owed and sale date at least 21 days later.
- 6.6 Sale procedure follows the Warehouse Lien Act, RSBC 1979 Chapter 427.
- 6.7 Sale proceeds applied: costs, indemnity amounts, outstanding charges, then excess to Renter.
- 6.8 Renter waives claims against Lifestyle for acts or omissions.
7. Termination
- 7.1 Agreement terminates at term end if notice given and goods removed.
- 7.2 Termination provisions per paragraphs 7.1(a)-(c).
- 7.3 Termination ends Renterβs privileges but obligations survive.
- 7.4 Lifestyle may terminate immediately on breach.
8. Notices and Change of Address
- 8.1 Lifestyle may send notice by mail, SMS, or email to last known address.
- 8.2 Renterβs notices must be in writing and actually received.
9. General
- 9.1 Headings for reference only.
- 9.2 Agreement binds successors and permitted assigns; Renter not assignable without consent.
- 9.3 Entire agreement; supersedes prior negotiations; amendments in writing only.
- 9.4 Waivers must be in writing.
- 9.5 Remedies are cumulative.
- 9.6 Preamble matters incorporated.
- 9.7 Gender and number neutrality.
- 9.8 No bailment or custody; landlord exercises no control over stored property.
Addendum: Rules and Regulations
Insurance
- Items are not insured unless insured by Renter.
- Renter must insure contents.
Past Due Rent
- Rent due first of each month; 18% service charge if 9 days past due; lien process starts 14 days past due; costs of collection billed to Renter.
- $25 service charge; $45 mail charge; $35 returned cheque fee.
Access
- Office hours: MonβSat 9amβ5pm; Sun 10amβ4pm; Closed holidays.
- Gate access: 6amβ10pm daily.
Rules
- Renter provides own lock.
- Remove all trash.
- Notify change of address.
- Pets remain in vehicles.
- No attachments to unit structure without authorization.
- No flammable or hazardous substances.
- No illegal or business use.
- No selling items from premises.
- No mechanical work or edibles storage.
- No unauthorized hydro or water use.
Financial Matters
- Security deposit does not apply to rent or accrue interest; refunded by cheque only.
- One month minimum rental; no partial refunds.
- Collection costs billed to Renter; goods subject to auction after 60 days past due.
Closing Your Account
- 15 days notice required before the 1st or 15th to close account after emptying unit.
